Look at how the flat roof meets the house
Across Leeds, lower extension roofs often sit beneath windows, beside a rear wall or below a main pitched slope. Each junction needs to be considered when a leak is investigated. A new covering alone may leave a damaged flashing or poorly formed edge untouched.
Describe where the water appears indoors and which part of the building sits above it. The inspection looks at wall upstands, flashings, perimeter edges and outlets alongside the surface. Photographs from a safe window or the ground can help explain the layout without anyone walking on the roof.
Garages need the deck and drainage checked
A garage roof can have splits or blisters in its covering while the condition beneath remains unclear. We assess the deck and the route water takes to an outlet or gutter. Damp or damaged decking needs a discussion before choosing between repair, overlay and replacement.
GRP, EPDM and traditional felt systems have different preparation needs. Ask which layers are included in the quote and whether the old covering is to be removed. The useful comparison is the whole proposed roof build-up, including trims and drainage, rather than a material name on its own.
Dormer roofs and hard-to-reach edges
Dormers can connect a flat section, cladding, roof windows and the main tiled or slated slope. Explain the shape when you enquire, particularly if the leak is near a corner or junction. The access arrangement may be different from a simple lower garage roof.
The condition of adjoining details matters during replacement. Leadwork, fascias and gutters may need to be considered in the same survey. Our broader roofing services allow those connected parts to be discussed together, with the final written scope explaining which work is included for your property.
Leeds homes with restricted rear access
Terraces in areas such as Headingley and Bramley may have shared passages or limited room beside an extension. A semi-detached house in Roundhay or a garage elsewhere in Leeds may offer another route. Tell us how the roof can be reached and about anything built below it.
Access equipment, removal of old materials and the delivery route need to be planned. Let Adam know your postcode and whether the property is occupied during the work. We assess the practical arrangements when preparing the quote and discuss the disruption relevant to the proposed roof.
Choose a repair with the wider condition in view
A local split or damaged edge may be repairable where the rest of the roof is sound. Recurring faults, ponding or deterioration in the deck may call for a broader replacement. We explain the options after inspection, with a free, no-obligation quote for the roofing work.
The flat roof guide explains GRP, EPDM and felt in more depth. Read it alongside this local information if you are comparing proposals. For water entering now, call Adam and discuss the urgency, conditions and availability. Out-of-hours emergency attendance carries a callout fee. For planned work, use the form and describe the roof you want assessed.
