A leak may be an edge problem
Water entering an extension or garage does not always mean the entire flat roof has failed. Upstands, wall junctions, outlets and edges are all potential points of entry. Tell us where the leak appears, when it happens and what covering is on the roof if you know.
We inspect splits, punctures, blistering and joints alongside the overall condition. A sound roof with a local fault may be repairable. Where the covering or deck has wider damage, replacing the affected build-up may offer a more useful result than another isolated patch.
GRP fibreglass
GRP stands for glass reinforced plastic. It is applied to a suitable deck and forms a hard roofing surface. The perimeter trims, wall upstands and outlets are part of that system. We carry out GRP repairs, new installations and felt-to-GRP conversions where appropriate for the roof.
The deck beneath the finish needs to be considered before choosing this material. Movement, trapped moisture or a poor base should be assessed rather than covered over. During the survey, ask which layers are being retained and which will be replaced, so the proposed work is clear.
EPDM rubber and felt
EPDM is a flexible rubber membrane used on roofs such as extensions and garages. The membrane, perimeter fixing and flashing details all need to work together. We discuss repairs or replacement based on the existing installation and the condition of its junctions.
Traditional felt roofing is another option, including three-layer systems. We repair felt damage and discuss overlays where the underlying roof is suitable. These materials have different preparation and installation requirements, so a comparison should cover the whole proposed system rather than simply the visible top layer.
Ponding, drainage and insulation
Water pooling on the roof needs an assessment of falls and drainage. Clearing an outlet may solve a blockage, while a poorly formed roof may need a broader change. The inspection considers how water reaches the gutter or outlet and what happens at adjoining walls.
Replacement work can include new decking and insulation upgrades. Discuss ventilation, the existing ceiling and any signs of damp so the build-up can be considered as a whole. Rooflights, dormer cheeks and the connection to a pitched roof also belong in the specification if they form part of your project.
What to prepare for a survey
Let Adam know whether the roof covers a garage, extension, dormer or another part of the property. Mention access through the house or side passage, any previous repairs and whether water is entering now. A ground-level photograph can help describe the roof without anyone climbing onto it.
The quotation explains the recommended repair or replacement. Ask about removal of the old covering, decking work, insulation, edge trims, drainage and waste. These details can change the scope even where two flat roofs appear similar from below. If the leak is urgent, call first and explain the situation. Temporary protection and permanent work are separate decisions, and out-of-hours emergency attendance carries a callout fee.
